About Aureus Commercial Building Inspection
Aureus Commercial Building Inspection is a Massachusetts firm that performs commercial property condition assessments, and also sells security and vulnerability assessments for schools, churches and non-profits. It does not do home inspections. It is registered with the Massachusetts Secretary of the Commonwealth as a limited liability company, organized in July 2021.
The firm says its owner is on site for every inspection and writes every report, and that a licensed engineer or architect attends every inspection. Its site does not name that person or give a license number, so ask who will sign your report if your lender needs an engineer’s seal.
Services Offered
Property Condition Assessment
Aureus performs PCAs to the ASTM E2018 standard, the baseline scope most commercial lenders ask for. Its published scope covers document review, a field evaluation and cost figures, across:
- Roofing, exterior walls, doors and windows
- Plumbing, heating and air conditioning
- Electrical, ventilation and fire protection
- Structure and elevators
- Interior finishes
The firm gives rough-order-of-magnitude repair costs in line with the standard. When a system needs a deeper look, it can bring a specialist onto the team, such as an elevator, MEP or food service consultant, or a Phase 1 environmental assessor.
It works for buyers and tenants before a purchase or lease, and for owners before a sale. It can also assess a single system, such as the roof, the building enclosure or the interior.
Property Types
Office buildings (including medical and dental), retail and restaurants, industrial buildings and warehouses, hotels and motels, mixed-use buildings, and apartment buildings of five or more units. Churches and other community buildings are offered at discounted rates. Buildings of one to four units are home inspections under Massachusetts rules, so the firm refers those elsewhere.
Phase 1 ESA
Aureus does not list Phase 1 environmental site assessments as an in-house service. It can add an environmental assessor to the team. If your deal needs a Phase 1 ESA, ask who performs it, or see our Massachusetts Phase 1 ESA cost page.
What to Expect on Price
Aureus publishes PCA fee examples by property type:
| Property type | Published range |
|---|---|
| Single story office building | $1,250 to $3,430 |
| Single story retail or restaurant | $1,300 to $2,400 |
| Apartment building | $1,350 to $3,130 |
| Industrial building | $1,750 to $3,500 |
| Three story office building | $2,100 to $4,580 |
The firm writes a proposal for each property and does not offer flat fees. Building size, use and age, the number of tenants or units, and features such as elevators or parking garages move the price, as does any specialist you add. It says it does not add services or fees after the proposal is accepted. For how these figures compare with the wider market, see our property condition assessment cost guide.
Service Area
Aureus says it serves all of Massachusetts. Massachusetts is the only state recorded on this listing.
What to Provide for a Quote
- Property address, type and gross square footage
- Year built and the number of tenants or units
- Whether it is a purchase, lease or pre-sale assessment
- Any lender report format or reliance requirement
- Any specialist you want included, and your deadline
The firm asks you to text the property address to its number for the fastest reply.
Best For
- Massachusetts commercial buyers and tenants who want a PCA from a firm that only does commercial work
- Smaller office, retail and restaurant buildings, where the published examples let you budget before you call
- Churches and community buildings, which the firm prices at a discount
Look elsewhere if you need the PCA and Phase 1 ESA from one firm that performs both in-house, or a provider outside Massachusetts.

This firm also offers property condition assessments. There is no state layer for PCA pricing because it is quoted by building area rather than by market: see what a PCA costs and the ASTM E2018-24 standard behind it.
Ranges reflect state cost indices applied to national base pricing. Acreage, property type and the Table A items your lender requires move the final figure more than geography does — the cost calculator accounts for those.

Prices are what each firm publishes on its own website. "Quote only" means the firm offers the service and publishes no rate, which is the norm. "Our read" is our own three-way band across the customer review sources we hold for each firm, not any platform's score restated. Each provider page names the sources behind it.
