About B & B Surveying
B & B Surveying Company has surveyed in Texas since 1992 and works out of 2305 North Street, Beaumont, in the southeast corner of the state. It is a single-state firm and says so plainly, describing itself as serving Southeast Texas rather than claiming a national footprint.
It publishes the credentials most profiles in this directory do not: Texas RPLS #4966, Texas Licensed Surveying Firm registration #10022700, and membership of TSPS and NSPS. Those are checkable against the Texas Board of Professional Engineers and Land Surveyors, which is worth more than an unverifiable “licensed and insured” line.
Three services you will not find at most surveyors
Alongside boundary, ALTA/NSPS, topographic, elevation certificate and subdivision work, B & B lists:
- TABC surveys. Texas Alcoholic Beverage Commission applications require a measured certification of the distance from the premises to schools, churches and hospitals. Getting this wrong can stop a liquor licence, and it is a specifically Texan requirement.
- Affidavit of Merit. A sworn surveyor’s affidavit used in Texas litigation.
- Expert witness testimony in boundary and survey disputes.
The litigation-facing work is a reasonable signal for contested-boundary transactions, where what you actually need is a surveyor whose opinion will survive being challenged.
Why the elevation certificate line matters here
Elevation certificates read as a residential product in most of the country. On the upper Texas coast they are commercial due diligence: FEMA flood zone designation drives lender insurance requirements, and a certificate can change the flood insurance position on a commercial building materially. A surveyor who produces both the ALTA survey and the elevation certificate can resolve that in one engagement instead of two, which is a practical reason to look at a regional firm here rather than defaulting to a national one.
On the rating
Their Google Business Profile shows 2.5 from 24 reviews, which is the lowest of any rated firm here. We publish it because publishing only the good ones would make every rating on this site meaningless. Read it as a prompt to ask for recent commercial references rather than as a verdict: the profile mixes residential and commercial work, and residential survey reviews are frequently about scheduling rather than survey quality. Our Reputation Score deliberately excludes review data for this reason.

Best For
- Best for Southeast Texas commercial work. Local monumentation knowledge and county recorder relationships are where ALTA timelines actually slip, and this is a firm that has worked one region since 1992.
- Best for TABC and licence-driven work, which is a genuine specialism.
- Best for contested boundaries, given the expert witness and Affidavit of Merit lines.
- Not for multi-state portfolios. Texas only. See nationwide single-vendor providers if your assets span states.
Texas-Specific Survey Products
B & B’s scope includes two things most ALTA providers do not offer, both specific to Texas transactions:
- TABC surveys. The Texas Alcoholic Beverage Commission requires measured distance certifications between a proposed licensed premises and protected uses such as schools and churches. If your deal involves a restaurant, bar, convenience store or grocery with an alcohol permit, that survey is a licensing precondition — and getting it from the same firm doing your ALTA avoids a second mobilisation.
- Elevation certificates. FEMA elevation certificates drive flood insurance rating, which on Gulf Coast and Houston-area commercial property is a live underwriting question rather than a formality.
The firm states it works to the Texas Society of Professional Surveyors Manual of Practice Standards or ALTA/NSPS standards only — a meaningful commitment, since the two differ and lenders will not accept a survey delivered to the wrong one.
Expert Witness Practice
B & B also practises in land surveyor malpractice defence, surveyor negligence claims and boundary dispute litigation, and offers Affidavits of Merit. That is worth knowing for two reasons: a firm that defends other surveyors’ work is unusually familiar with how surveys fail under scrutiny, and it is the firm to call when a boundary problem surfaced by your ALTA is heading toward a dispute rather than a resolution.
