Texas-Specific Survey Products
B & B’s scope includes two things most ALTA providers do not offer, both specific to Texas transactions:
- TABC surveys. The Texas Alcoholic Beverage Commission requires measured distance certifications between a proposed licensed premises and protected uses such as schools and churches. If your deal involves a restaurant, bar, convenience store or grocery with an alcohol permit, that survey is a licensing precondition — and getting it from the same firm doing your ALTA avoids a second mobilisation.
- Elevation certificates. FEMA elevation certificates drive flood insurance rating, which on Gulf Coast and Houston-area commercial property is a live underwriting question rather than a formality.
The firm states it works to the Texas Society of Professional Surveyors Manual of Practice Standards or ALTA/NSPS standards only — a meaningful commitment, since the two differ and lenders will not accept a survey delivered to the wrong one.
Expert Witness Practice
B & B also practises in land surveyor malpractice defence, surveyor negligence claims and boundary dispute litigation, and offers Affidavits of Merit. That is worth knowing for two reasons: a firm that defends other surveyors’ work is unusually familiar with how surveys fail under scrutiny, and it is the firm to call when a boundary problem surfaced by your ALTA is heading toward a dispute rather than a resolution.
