About Ackerman Surveying & Associates

Ackerman Surveying & Associates, Inc. is the survey arm of Ackerman-Estvold, a multidisciplinary firm operating in the Upper Midwest since 1982. It states it is licensed and equipped to serve the tri-state region of North Dakota, South Dakota and Montana, from offices in Minot, Fargo and Williston.

Two names for one practice, which is worth knowing before you compare quotes: the Google listing and the parent brand say Ackerman-Estvold, while the surveying page names itself Ackerman Surveying & Associates, Inc. A quote may come back under either.

Why the tri-state licensure matters here

The Dakotas and Montana are exactly where “we cover the whole country” tends to mean a subcontractor you have not met. Surveying is licensed state by state, and the sparse-population states are the ones a national firm is least likely to staff directly. A firm that states licensure across all three, with three physical North Dakota offices, is a different proposition from a national vendor coordinating a local partner. Ask any national bidder the same question: which entity seals the drawing in North Dakota, and is that surveyor an employee. See nationwide single-vendor providers for why that question decides portfolio work.

An unusually wide survey menu

Alongside standard ALTA/NSPS land title surveys, the published list includes high precision control surveys, GPS and geodetic surveys, hydrographic surveying, oilfield surveying, and platting, easements and right-of-way work. The firm also states it is an approved evaluator of NGS OPUS-DB.

The oilfield line is regionally specific and a genuine signal. Western North Dakota work involves Bakken-era pads, access roads and pipeline right-of-way, and those parcels carry easement histories that a surveyor unfamiliar with the region reads slowly. Where a deal’s title commitment is thick with right-of-way exceptions, that experience shows up in the schedule. How those exceptions reach the drawing is covered in Schedule B exceptions on your survey.

The parent firm additionally carries architecture, civil engineering, construction management, consulting, environmental services and GIS. Note that we found no evidence of a Phase 1 ESA offering on the environmental page, so treat environmental work as unconfirmed and ask directly rather than assuming the site assessment can come from the same vendor.

Best For

  • Best for commercial property in the Dakotas or Montana, where local licensure is genuinely scarce and national coverage often means a partner firm.
  • Best on energy-adjacent parcels in western North Dakota, given the oilfield and right-of-way experience.
  • Best where the wider Ackerman-Estvold disciplines are useful, since architecture, civil engineering and GIS sit in the same firm.
  • Not a national option. Three states is the stated licensure; a fifty-state portfolio needs a different vendor.
  • Effectively no public reputation base. One Google review tells you nothing. Ask for commercial ALTA references in the specific state your asset sits in.

Prices are what each firm publishes on its own website. "Quote only" means the firm offers the service and publishes no rate, which is the norm. "Our read" is our own three-way band across the customer review sources we hold for each firm, not any platform's score restated. Each provider page names the sources behind it.
