About McSteen Land Surveyors
McSteen Land Surveyors is a land surveying and inspection firm headquartered in Wickliffe, Ohio, east of Cleveland. It describes itself as a third-generation family-owned business with roots in Cleveland. The current family has owned it since 1970. The registered entity behind the brand, McSteen and Associates, Inc., has been an Ohio corporation since 1977.
Most of McSteen’s work is for title companies, lenders, attorneys, builders and property owners. It surveys real estate at closing and inspects construction loans during the build. The leadership team is still family-run. Molly Woeste, CPA, is President. Kevin Woeste is CEO and a Professional Surveyor licensed in Ohio, Kentucky and Indiana. Maureen Feller is COO. The firm runs its own mortgage field crews and a CAD drafting department, with a licensed review step between the field and the finished drawing.
McSteen also teaches. It runs two courses approved for State of Ohio continuing education credit, and says it delivered 18 continuing education courses with title companies and real estate professionals in 2025.
Services Offered
ALTA/NSPS Land Title Surveys
McSteen performs ALTA/NSPS Land Title Surveys for commercial purchases, refinances and improvements. As its service page puts it, the title company, the lender or the attorneys for one of the parties usually order them. The survey follows the joint standards of the American Land Title Association and the National Society of Professional Surveyors. It shows the boundary lines and every improvement on the property, and where each one sits relative to those lines.
The Table A items you order set most of the scope and cost. Settle the list with your lender and title company before you ask for a quote. Our Table A configurator shows which items lenders typically require for each property type.
Other Surveying and Inspection Services
- Boundary surveys, with corners physically marked in the field
- Mortgage location surveys and surveyor location reports (SLRs) for title and lending
- Lot splits and consolidations, plus new legal descriptions
- Topographic and other commercial surveys
- Construction draw inspections for commercial and residential construction lenders
If you are unsure which product you need, McSteen’s own rule of thumb is useful: if the planned work needs a construction permit, order a boundary survey rather than a mortgage location survey. For the difference between a boundary survey and an ALTA survey, see our ALTA vs boundary survey guide.
Pricing
McSteen is one of the few surveyors that publishes its ALTA pricing. Its FAQ says ALTA surveys are individually quoted, starting at $2,500 and up based on complexity and requirements, and that the average ALTA survey costs approximately $3,200. The same page lists its other starting prices: commercial mortgage location surveys from $500, residential boundary surveys from $1,400, and topographic, lot split and other commercial surveys from $1,800.
Treat $2,500 as a floor, not a quote. Acreage, the number of improvements, how much Table A work the lender wants and the state of the record title all push the price up. To compare against typical market prices, see our Ohio ALTA survey cost page or run your property through the ALTA survey calculator.
Service Area
McSteen’s About page says it covers all of Ohio, plus surrounding counties in Michigan, Indiana and Kentucky. In 2025 it expanded across all 92 Indiana counties, and it now has a second office in Indianapolis. This listing records Ohio and Indiana as its service states. If your property is in a Michigan or Kentucky county near the Ohio line, ask McSteen whether it covers that county.
An ALTA survey must be signed and sealed by a surveyor licensed in the state where the property sits. McSteen’s CEO is licensed in Ohio, Kentucky and Indiana, and the firm runs its own field crews rather than coordinating subcontracted surveyors. For an out-of-state site, confirm which licensed surveyor will seal the plat.
What to Expect
McSteen pitches itself on meeting deadlines, setting realistic target dates with clients and keeping them updated as the job moves. Commercial closings slip when the survey is ordered late, so give the surveyor the title commitment, the Schedule B documents and the lender’s Table A list up front. Our guide to Schedule B exceptions explains what the surveyor does with those documents.
What to Provide for a Quote
- Property address, parcel numbers and approximate acreage
- The title commitment, with copies of the Schedule B recorded documents
- Your lender’s Table A item list and certification requirements
- Any prior survey of the property
- Your closing date and the date you actually need the plat
Best For
- Ohio commercial closings where the title company or lender needs an ALTA survey from a firm whose core business is title and lending surveys across the state
- Indiana properties, now covered statewide from the Indianapolis office
- Budget planning, since McSteen publishes both a floor and an average ALTA price
- Construction lenders that want the same firm to survey the site and inspect the draws

Typical Cost in McSteen Land Surveyors's Markets
Benchmark ranges for a standard commercial parcel in the states this provider covers, so you can sanity-check a quote before you request one. These are market figures, not this firm's rates — it publishes none.
| State | ALTA survey |

| Ohio | $2,700–$7,200 |
| Indiana | $2,550–$6,800 |
Ranges reflect state cost indices applied to national base pricing. Acreage, property type and the Table A items your lender requires move the final figure more than geography does — the cost calculator accounts for those.
