About BGES, Inc.
BGES, Inc. (Braunstein Geological and Environmental Services) is an environmental consulting firm headquartered in Anchorage, Alaska, with a satellite office in Seattle, Washington. Bob Braunstein, a Certified Professional Geologist who has worked in geological and environmental consulting since 1980, founded the firm in 2002 and remains its President. The firm describes itself as Alaskan-owned.
The client list on the BGES website is broad: private homeowners, business owners, realtors, banks, insurance companies, the oil and gas industry, native corporations, tribes, and local, state and federal agencies. For a commercial real estate buyer, the relevant point is that banks and realtors are named clients, so lender-driven environmental due diligence is part of the firm’s regular work.
Phase 1 work sits with a named senior scientist. According to the staff page, Brian Braunstein, a Senior Environmental Scientist II with more than 20 years of consulting experience, manages most of the firm’s Phase 1 Environmental Site Assessments and its hazardous building materials inventories, and performs senior-level report review. He is an EPA-certified lead inspector and lead risk assessor and an AHERA-certified asbestos inspector.
Services Offered
Phase 1 Environmental Site Assessment
BGES lists Phase 1 Environmental Site Assessments among its core services. A Phase 1 is the standard first step in commercial due diligence: a records review, site reconnaissance, historical research and interviews, aimed at identifying Recognized Environmental Conditions. A Phase 1 performed to the EPA’s All Appropriate Inquiries rule is what preserves a buyer’s defenses to CERCLA liability.
The BGES website does not name the ASTM edition it works to. The current standard is ASTM E1527-21, and most lenders now ask for it by name, so confirm on your quote that the report will be issued to E1527-21.
Phase 2 Environmental Site Assessment
When a Phase 1 finds a REC, BGES also performs the follow-up Phase 2 work. Its service list covers the fieldwork a Phase 2 usually needs: soil boring advancement, monitoring well installation, groundwater monitoring, soil gas sampling, stockpiled soil sampling, drum sampling and PCB sampling in soil and paint. That means the investigation can stay with the firm that wrote the Phase 1.
Vapor Intrusion and Building Materials
BGES lists vapor intrusion assessments and indoor air monitoring, radon testing, and a full set of hazardous building material services: inventories, asbestos inspections, lead-based paint inspections, lead clearance testing, lead risk assessments and mold inspections. On older commercial buildings these surveys often run alongside a Phase 1, especially before renovation or demolition.
Remediation and Other Environmental Services
- Underground storage tank closure assessments and aboveground storage tank surveys
- Floor drain assessments, oil/water separator inspections and injection well decommissioning
- Per- and polyfluoroalkyl substances (PFAS) investigations
- Soil excavation with thermal remediation, landfarming or biocell remediation
- Soil vapor extraction system design, testing and implementation
- NEPA environmental assessments, SWPPPs and SWPPP inspections, and SPCC plans
- Emergency response, second opinion data review and expert witness services
Service Area
BGES works from its Anchorage office and a satellite office in Seattle, and this listing records Alaska and Washington. The firm says it has also provided environmental consulting services in Hawaii and is ready to serve clients anywhere in the Pacific Northwest. If your property is outside Alaska or Washington, ask BGES directly how the site visit would be staffed.
For Alaska buyers this matters more than in most states. Remote sites, seasonal access and long travel distances all affect the schedule and cost of the site reconnaissance a Phase 1 requires, so a firm based in Anchorage can be a practical choice.
What to Expect
BGES quotes per job. Its website publishes no price range for any service. Property type, size, location, access, site history and lender requirements will set the number. For typical market prices, see our Alaska Phase 1 ESA cost page and the Anchorage Phase 1 ESA cost page.
If the Phase 1 recommends further work, ask BGES to scope the Phase 2 at the same time so the sampling plan and the Phase 1 findings line up. Our Phase 2 ESA cost guide covers what drives that price.
What to Provide for a Quote
- Property address, type and approximate square footage or acreage
- Site access details, especially for remote or off-road Alaska properties
- Your lender, and any report standard or format it requires
- Your closing date and the date you actually need the report
- Any prior environmental reports, and known past uses such as fuel storage, vehicle maintenance or dry cleaning
Best For
- Alaska transactions where a firm based in Anchorage can reach the site
- Buyers who expect follow-up work, since BGES handles Phase 2 sampling and remediation in-house
- Older buildings that need asbestos, lead-based paint or other hazardous materials surveys alongside the Phase 1
- Properties with tanks, floor drains or fuel history, where BGES lists specific closure and assessment services

Prices are what each firm publishes on its own website. "Quote only" means the firm offers the service and publishes no rate, which is the norm. "Our read" is our own three-way band across the customer review sources we hold for each firm, not any platform's score restated. Each provider page names the sources behind it.
