About Schemmer
Schemmer is an architecture, engineering and construction field services firm headquartered in Omaha, Nebraska, in business since 1959. Its practice covers architecture and interior design, structural, mechanical and electrical engineering, site and civil engineering, transportation, water and wastewater, geotechnical engineering, construction materials testing and special inspections, and land surveying. Offices listed on its website include Omaha, Lincoln, Council Bluffs, Des Moines, Sioux Falls, Kansas City, Denver, Oklahoma City and Tulsa.
Schemmer appears in this directory for its surveying practice, which includes the ALTA/NSPS Land Title Survey that commercial lenders and title insurers ask for before closing.
Services Offered
ALTA/NSPS Land Title Survey
Schemmer’s surveying page describes the ALTA/NSPS survey as the standard for commercial transactions, built to meet lender and title insurance requirements. The survey maps boundary lines, improvements, access, easements, rights-of-way and other items that affect ownership and value, often with selected Table A items. Schemmer says it coordinates with title companies, attorneys and lenders so the survey supports underwriting. Its earlier ALTA articles say a survey typically takes about two weeks for its survey team to complete.
Delivery model: in-house. Schemmer runs its own survey crews from offices in Omaha, Council Bluffs, Lincoln, Oklahoma City and Tulsa, and its articles name a licensed surveyor (PLS) as survey manager. There is no sign of the coordinator model, where a national firm subcontracts the fieldwork. An ALTA survey must be sealed by a surveyor licensed in the state where the property sits, so ask Schemmer which office and surveyor will seal yours.
The surveying team also does boundary, topographic and utility surveys, parcel splits and boundary line adjustments, subdivision plats, construction staking, easement exhibits and elevation certificates. Its equipment list includes GPS, robotic total stations, drones and a Leica RTC360 laser scanner, which is useful when a site has complex buildings or improvements to map.
Phase 1 Environmental Site Assessments: ask first
Schemmer has published articles (2019 and 2022) describing Phase 1 ESA work for construction lenders and borrowers. Its current Services menu, however, lists no environmental service, so this listing does not record Phase 1 as a Schemmer service. If you want one firm for both the survey and the Phase 1 ESA, ask Schemmer directly whether it still performs them, or compare Phase 1 ESA providers in Nebraska.
Other Engineering Services
- Site and civil engineering for commercial and residential development
- Geotechnical engineering, construction materials testing and special inspections
- Architecture, interior design and structural engineering
- Transportation and water and wastewater engineering
Service Area
Schemmer’s survey crews work from Omaha, Council Bluffs, Lincoln, Oklahoma City and Tulsa, which is why this listing records Nebraska, Iowa and Oklahoma. The firm has other offices, including Des Moines, Sioux Falls, Kansas City and Denver, but its surveying page does not list them as survey offices. For a property in western Iowa, the Council Bluffs office is the closest survey base; for central Iowa, ask how the work would be staffed.
What to Expect
Schemmer quotes per job. Its website publishes no price range for any service. Acreage, Table A items, property type and lender requirements will set the number. For typical market prices, see our Nebraska ALTA survey cost page, the Iowa ALTA survey cost page and the Oklahoma ALTA survey cost page.
What to Provide for a Quote
- Property address, parcel number, type and approximate acreage
- The title commitment, and your lender’s required Table A items
- Your nearest Schemmer office (its survey request form asks for this)
- Your closing date and the date you actually need the survey
- Any prior surveys or plats of the property
Best For
- Omaha, Lincoln and Council Bluffs transactions where a local survey crew can reach the site quickly
- Oklahoma City and Tulsa properties, where Schemmer also runs survey crews
- Complex existing buildings, where 3D laser scanning helps document improvements
- Developers who will need site civil, geotechnical or architectural services after closing

Typical Cost in Schemmer's Markets
Benchmark ranges for a standard commercial parcel in the states this provider covers, so you can sanity-check a quote before you request one. These are market figures, not this firm's rates — it publishes none.
| State | ALTA survey |
|---|---|
| Oklahoma | $2,550–$6,800 |
Ranges reflect state cost indices applied to national base pricing. Acreage, property type and the Table A items your lender requires move the final figure more than geography does — the cost calculator accounts for those.

"Our read" is our own three-way band across the customer review sources we hold for each firm, not any platform's score restated. Each provider page names the sources behind it.
